A: Project Approach
T.K. Browne Construction wants to build a relationship with you, so the person you start the project with is the same person you will work with till the completion of the project. We have no sales staff, only experienced employees that will work with the church on a one to one basis. Our highly skilled construction team has extensive experience with a diversity of projects. Our team has the working knowledge involved in the design, value engineering and contract administration to make your vision a reality.
T.K. Browne Construction thoroughly understands the requirements of the construction management in this region and is familiar with local construction requirements. We work with a large list of qualified subcontractors and suppliers who are specialized in their trades. T.K. Browne Construction will be continuously on site with the support from the home office. We understand the importance of providing quick and accurate cost data, scheduling information and construction experience so short and long-term decisions can be made in a timely fashion so as not to hinder the completion of a successful project. We specialize in providing superior quality projects that are completed within budget and on time.
Our Project Approach will be jointly developed with your Staff and Architects to specifically meet your unique project needs.
· Pre-Construction Phase – Our extensive knowledge of estimating, value engineering, scheduling, and local construction requirements and governmental approvals make us a valuable choice for your building program.
· Bidding Phase – We use only pre-qualified subcontractors lessening the risk to clients and guaranteeing the quality we demand.
· Construction Phase – Our experience with local subcontractors and suppliers in addition to our specialized management capabilities will be critical in coordinating, leading, motivation, and supporting the subcontractors to get the results you have been promised. All subcontractors’ schedules are written into their contracts to guarantee on time completion and price.
Site Management – Full time site managers will supervise all activities as well as monitor quality control.
B: Site Management:
On a project of this scale, we will assign a dedicated site supervisor and project manger. T.K Browne has our own grading equipment and surveyor and will self perform the grading, drainage and erosion control. It has been our experience that if the site work and foundation are installed correctly the whole project combine together smoothly and efficiently. We will schedule all suppliers and subcontracts in a timely manner, and verify they are only using approved materials and quality labor practices. T.K. Browne also has skilled labor and carpenter crews, we will utilizes this personnel to insure a quality project.
The project manger will create a master schedule in a bar chart form and this will be sent to the subcontractors along with the subcontract agreement so everyone can coordinate their forces to ensure a timely completion. We use “Turbo Project” to help create this schedule. The project manager, general superintendent and the site superintendent will continuously monitor and update the schedule in a timely manner when needed. We will develop a critical path that will help minimize delays and ensure that material and subcontractors arrive on time in sufficient quantities to perform their task. If any milestones are in danger of being missed, a contingency plan will be developed, discussed and approved by all parties and put into action.

Note: All personnel are trained and understand their responsibilities in the program.
C: Safety Control Plan/Procedures:
The responsibility for safety on each job remains with the superintendent of that job. Their duties include the reviewing of all accident investigation and safety inspection reports for the job. They must also maintain a log or list of accidents to help in identifying accident trends. The superintendent will perform a daily inspection of the job site at the beginning of each day and as often as needed thereafter. A written checklist will be used at least monthly on all job sites and a copy will be sent to the office to be reviewed and maintained for record.
All work related accidents and all “near miss” accidents will be investigated by the superintendent. A written report will be prepared and forwarded to the office for record. The necessary precautions to prevent similar accidents will be taken and others in the area will be-instructed or cautioned as necessary.
The superintendent is responsible for conducting weekly toolbox talks at which accidents and other information concerning the safety of workers will be discussed. The superintendent is also responsible for insuring that each employee follows the work rules.
It is wrong to believe that accidents are unavoidable and will always happen. If all of us do our party by thinking and acting safely at all times, an improved safety record can be achieved.
